It is no secret that Colorado’s real estate market is very fast-paced and can be challenging to break into without a good agent. However, before you talk to an agent it might help to think about what you want first. This way you'll be able to articulate what you want and need out of your future home with your agent when the time comes and help move things along quicker. Making a wish list, or a list of things that you want, is a great step forward. Here are some of the possibilities that you should consider when writing down your list.

Does the age of the home matter to you? This is a big question with a lot of factors. To make your life easier, do a quick pros and cons list. For example, new construction homes allow you to choose between many different amenities but may require large HOA fees. Newer Colorado neighborhoods boast younger families, which can be great if you also have kids or could be a con if you are older and value an area with less noise. After you fill out your pros and cons list, then you can add things to your wish list.


Before making an offer, consider things that fit best with your lifestyle. Therefore, think about outdoor spaces, floor plans, and community amenities when creating your wish list. Sunny days in Colorado are magical so if you plan on spending time outdoors then think about how big of a yard you might want. On the contrary, if you are not an outdoors person, then you'll want to look at homes with less outdoor maintenance like smaller yards of zero-scaped yards. If you are older or have small children, then a floor plan with a lot of stairs could be a negative. Even write down the things that you're not sure about, so that when you do get an agent you can ask for their advice.
